- Notify homeowners, utility companies and vendors of

- new management company.
- Assist in minimizing burden of Board Members by providing leadership and support as well as working as a team with the board to help in enforcing the decisions the board makes.
- Review Fire, Liability, Workers Compensation and Directors and Officers Policies.
- Review association's Governing Documents including CC&Rs, By-laws, Articles of Incorporation, Amendments, Resolutions, and Architectural Guidelines.
- Advise and guide association board on establishing Amendments, Resolutions, Policies and Rules and Regulations.
- Communicate to Board a cost effective, proactive approach towards property & association management.
- Attend all scheduled Board, Association and Annual Meetings per contract.
- Prepare, mail, and inventory notices, proxies, ballots and agendas.
- Maintain all association records and handle all board and homeowner correspondences.
- Consult and assist the Board of Directors in dealing with the Homeowner’s affairs and provide input as to prudent courses of action.
- Consult and advise Board of Directors regarding Board Meetings and Member Meetings including notice preparation and mailing, agenda development, and meeting guidance.
- On behalf of the Association, and at their direction, attempt to secure compliance with the Association’s Rules and Regulations by all owners, guests, and lessees.
